Response to concerns about our upcoming meeting

Talahi Lake Property Owners,

Some questions and concerns have been voiced in advance of our meeting Things to keep in mind:

First, a POA is not an HOA. The covenants are mostly already in place. The most significant change has to do with short term rentals. As far as I know, there are two, active short term rentals. And yes, the proposed covenants prohibit short term rental. Scarborough Cove has already prohibited short term rental, so this only applies to the remaining property on Talahi Lake.

The Property Owners Association relates to Talahi Lake itself. All of the covenants about buildings and rules for lake use are already in place. Enforcement of the covenants is addressed in the revision and is unchanged.

Until we became a POA, we had no practical way to change the covenants The change from Association to POA is for one purpose. It allows us to make changes to our covenants. The only way covenants now and in the future can be changed is by a supermajority vote of all members. Only the members have the power of change, not the board. The meeting is the start of a process and discussion. There won’t be any final decisions made until at least Jan/Feb.

Further, future board members will be elected as terms end through a nominating process and vote at the annual meeting. We look forward to listening to your suggestions and comments as we work to maintain our beautiful lake.

  • Sorry, Im working in ST Louis for a few months so I’m posting here. A POA is for shared facilities. A HOA affects architecture and landscaping. Placement of sheds and siding are definitely HOA items.

    You appointed a board, declared us a POA in secret, and held a meeting without telling everyone. You used a 2/3 majority in another neighborhood to make decisions about my home. Lastly, you used Lake association dues to pay a lawyer to help you do this to us. Forgive me if I’m unable to trust any of this. Since I’m out of town, will I be able to vote against all of this by other means than attending the meeting?
